THE CLOSING PROCESS

To most people what happens from the time they sit down with their mortgage professional until the time they sit down for settlement is a mystery. The road to closing begins much sooner then your aware of. You may be picking new home colors, buying new furniture, or saying good bye to friends – do it with the piece of mind that your exciting day happens effortlessly.

Attention to detail is an essential quality for this industry. A courteous and professional staff is available to tend to you or your clients needs, sensitive to the roller coaster of emotions.

At the time we receive your title order the appropriate searches are ordered which will compile your preliminary title work. The searches that deliver information as far as judgments, liens, how the property was acquired, taxes and assessments are reviewed by a title examiner and a commitment is prepared and forwarded to the appropriate parties.

The commitment is reviewed and the required conditions are cleared so as to offer clear title at closing. Once cleared the file moves to the scheduling department to be confirmed with all the parties for closing. Your day is here to either transfer ownership of the property or to complete your refinance.

The experienced settlement officers will make the transition as smooth as possible. At settlement you will see for the first time your settlement statement, also known as the Hud-1. To make understanding this information easier please refer to our section on “Explaining Your Settlement Statement”.

Any monies due should be obtained in the form of a cashiers check or one of the same. Copies of the documents you signed will be provided to you for your reference. At this time all of your documents have been notarized and the proper ones recorded with the county the property is located in.

On a refinance there is a three day right of rescission period. This means that in the specified time period you have the right to review your documents and rescind if not satisfied. If the rescission period has expired without notification then your file will be funded and monies will be dispersed to the appropriate parties
